Technical Evaluation

Candidate Glass Constructions for Kensington Projects

Option 0110mm – 12mm

10mm or 12mm Monolithic Toughened Glass

Best Suited For:Internal shopping mall shopfronts or sheltered retail arcades with minimal wind and thermal exposure.

Engineering Trade-Offs:High optical clarity and clean patch-fittings, but poor thermal insulation (Ug 5.7 W/m²K) unsuitable for external street frontages under modern building regs.

Option 0228mm – 32mm (e.g. 8mm Toughened + 16mm Argon + 8.8mm Laminated Low-E)

28mm–32mm Double Glazed Toughened / Laminated IGU with Low-E Coating

Best Suited For:Street-facing commercial retail stores, car showrooms, and high-street banks.

Engineering Trade-Offs:Full Part L compliance (Ug <= 1.2 W/m²K) and anti-bandit security (BS EN 356 P1A/P2A), but requires robust thermally broken aluminium framing profiles.

Option 0312.8mm – 16.8mm

Anti-Reflective Toughened Laminated Glass

Best Suited For:High-end luxury flagship stores and museum gallery shopfronts where exterior reflection obscures displays.

Engineering Trade-Offs:Reduces external surface reflection from ~8% down to under 1%, but carries premium manufacturing costs and specialized handling.

Architectural Design & Safety Checklist

Confirm whether entrance is street-facing (Approved Document L whole-facade Uw <= 1.6 W/m²K applies) or internal mall-facing.

Check threshold detail: Level accessible threshold required under Approved Document M (Equality Act compliance) with max 15mm chamfered upstand.

Comply with BS 8300 / Approved Document M door opening forces: max 30N opening resistance between 0° and 30°, and 22.5N between 30° and 60°.

Detail overhead transom lintels with max serviceability deflection < L/500 under dead and wind loads to prevent pinching frameless pivot top bearings.

Incorporate visual manifestation markers between 850–1000mm and 1400–1600mm from floor level with >= 30% Light Reflectance Value (LRV) contrast.

Ensure setting blocks comply with BS 6262-6 (quarter points or min 100mm from corners, 80–90 Shore A EPDM).

Governing British & European Standards

Approved Document K (Class 1C1 / 1B1)

Mandatory safety glass within 1500mm of floor level for glazed doors and within 300mm of door edge.

BS EN 356 Class P1A to P4A

Laminated security pane resisting manual attack and smash-and-grab retail burglary.

Approved Document L (2021/2025 Uplift)

New external commercial shopfront installations must achieve overall Uw <= 1.6 W/m²K.

Approved Document M / BS 8300

Door clear opening width >= 800–1000mm, max 30N opening force, and glazed vision panels between 500mm and 1500mm.

Kensington Site Logistics & Crane Handling

Lifting Equipment:Oversized panels require spider crane or vacuum lifter offloading.

Structural Substrate:Overhead steel lintels must be structurally engineered with max deflection < L/500 under wind loads to prevent pinching frameless glass door pivots.

Site Tolerances:Frameless patch fitting doors require ±2mm perimeter floor/ceiling clearances; laser survey mandatory prior to glass manufacture.

Procurement Advice for Kensington

Do not attempt DIY or supply-only fitting for commercial frameless entrance doors. Heavy glass panels (80–150kg per door leaf) require commercial glazing contractors equipped with dual-circuit vacuum lifters and certified patch hardware torque settings.
